Thank you for your interest in Lake County!

 

The Lake County Land Auctions are held the first Monday of June of each year at 10:00 a.m. at the Lake County Courthouse.

 

Accepted forms of payment are cash, cashiers check, personal check, or money order.

 

As stated in the Land Sale Policy, property must be paid for in full, plus a $140 administrative fee, at the time of purchase.

 

The Land Auction List is posted in the Lake County Examiner approximately six weeks prior to the auction and is published four times (four weeks).

 

A Quit Claim deed will be recorded for each parcel purchased.

 

LAKE COUNTY LAND SALE POLICY

 

Minimum bid at land sale auction: 60% of Real Market Value.

 

The County will add $140.00 to the price of each parcel sold to recover the cost of the sale and recording fees.

 

Cash, personal check, cashiers check, or money orders are acceptable forms of payment.

 

Payment in full required the day of the sale.

 

Contracts of sale are available for individual parcels selling for over $20,000.00 for parcels sold at Auction only.  Basic contract terms are 1/3 down on the day of the sale, balance on a three year contract, interest at prime rate plus 2%, each periodic payment due on the anniversary of sale date.  No contracts, under any circumstances, for parcels purchased after Auction.

 

Parcels not sold at auction will be made available for private sale for 40% of Real Market Value (plus $140.00 to recover the cost of sale and recording fees) to the first person(s) to offer that amount beginning at 8:30 a.m. on the 14th day following the auction.

 

If more than one person wishing to purchase the same property is present at 8:30 a.m. on the 14th day following an auction, numbers will be drawn to establish who shall have first opportunity to purchase.

 

Parcels remaining on the "for Sale List" for more than two years shall be reduced to 15% of Real Market Value at 8:30 a.m. on the 14th day following each annual auction.

 

If more than one person wishing to purchase the same property is present at 8:30 a.m. on the day of the Auction following the two year period, numbers will be drawn to establish who shall have first opportunity to purchase.
